Probate can be overwhelming, especially when a home, mortgage, personal property, and multiple family members are involved. As an experienced Probate Real Estate Specialist, I help families navigate the real estate side of probate from start to finish—making a complicated process easier to understand and manage.

When a property still has a mortgage, time matters. Payments, insurance, utilities, maintenance, property condition, and lender communication may all need attention while the estate settles. I help families understand their options and develop a plan for the property, whether that means preparing and selling the home, coordinating repairs and cleanout, working through title or estate-related issues, or addressing a mortgage when the estate may not have enough equity to sell traditionally.

With more than 23 years of real estate experience and specialized training in probate, distressed properties, short sales, and pre-foreclosure, I can spot potential problems early and help families navigate them before they become bigger ones.

My role is to work alongside the family, personal representative, attorney, lender, title company, and other professionals involved in the estate to help keep the real estate portion moving forward. From the first conversation through closing, families have an experienced real estate resource who understands that probate is more than selling a house—it\’s helping settle an estate while protecting the property and the family\’s interests.
